Florida Compliance Notice

HOA by Kai'Ros is built for Florida community associations. This notice explains what the compliance tools do and what stays the responsibility of the association and its board.
1. Laws the tools are built around
- Chapter 720, Florida Statutes, for homeowners’ associations.
- Chapter 718, Florida Statutes, for condominium associations, including the structural integrity reserve study and milestone inspection requirements enacted in SB 4-D (2022) and later amendments.
- Official records, website or app posting, meeting notice, budget, and reserve requirements that apply under those chapters.
2. What the Service provides
- A compliance calendar with recurring deadlines and reminders.
- A place to post and organize official records and documents for owners.
- Meeting notice, agenda, voting, and minutes tools.
- Reserve, budget, and assessment tracking.
- A compliance score that flags items needing attention.
3. What stays with the association
The board is responsible for meeting its legal obligations, deciding what applies to its community, and making sure notices, filings, inspections, and studies are done correctly and on time. The compliance score and reminders are aids. They are not a legal opinion and do not certify compliance.
4. Laws change
The Legislature amends Chapters 718 and 720 often. We update the tools as changes take effect, but there may be a gap between a law changing and the Service reflecting it. Confirm current requirements with the association's attorney or community association manager.
5. Engineering and professional work
Milestone inspections and structural integrity reserve studies must be performed by the licensed professionals the statute requires. The Service can store and track those reports but does not perform or review them.
